(01) — The question
How do you make an interior that can take anything, and still feels like home to someone who just arrived?
(02) — The answer

't Magazijn is a collection of forty loft apartments for expats, people who arrive with a suitcase and need a home from the very first night. The brief was clear and demanding: everything had to be built to last, robust, practical, hard to damage, without ever feeling cold or institutional.

We saw that tension as the design itself. Durability became the foundation; warmth became the layer on top. Hard-wearing surfaces and solid materials carry the daily use and the changing residents, while texture, soft light and a calm, warm palette make each space feel lived-in from the first day.

Forty lofts, one feeling

Every choice had to pass two tests at once: will it hold up, and does it feel good? Repeated forty times, that meant a language that works at scale yet still feels personal in every single apartment. The result is an interior where nothing is fragile, and nothing feels hard, comfort that doesn't need to be handled with care.

The lofts keep their raw, generous character, but the feeling is one of ease: for someone far from home, a place that is easy to live in, easy to settle into, and easy to call home.
